Our Rent Guarantee

We offer property owners guaranteed rent! That’s how confident we are in our ability to place great tenants. Our rent guarantee ensures you receive your income as expected even if we've yet to receive it - meaning your cash flow isn't impacted while we deal with any issues in the background! Here’s how it works…

  • If a tenant misses a rent payment, we will continue to pay your rent disbursements for up to 4 weeks (out of our own pocket).
  • During those 4 weeks, we’ll work with the tenant behind the scenes to rectify their arrears. Sometimes, it’s a simple mistake that can be sorted out quickly – if this is the case, you’ll likely be none the wiser that anything has gone wrong.
  • If the missed payment is likely to become a bigger issue and we need to involve you, rest assured you will be informed!

Why use a property manager?

Owning a rental property is challenging. You need to find good tenants, deal with maintenance issues, carry out inspections, know and comply with the Residential Tenancies and Rooming Act 2008, and chase unpaid rent (all while trying to do your day job). As property managers, we’re experts on Australian property management law, and having us manage your property saves you time, stress, and the risk of being penalised for something you may not have realised was unlawful.  

What are your property management fees?

There are several options available.  First, we need to understand your situation so we can recommend a package that is best suited to your needs. 

In all instances, our fees are reflective of the quality of our services and we will be completely transparent about our fee structure before we take you on as a client.  

We are 100% dedicated to providing exceptional service, including finding reliable tenants in a timely fashion.  We don’t charge a cent until we have a tenant paying rent. Unlike many other property management companies, we don’t charge any fees for arranging maintenance and repairs.

How does K Property Group find the "right" tenants?

Over the years, we’ve honed our processes to make sure we get the right tenants in the right properties. All K Property Group property managers follow our proven step-by-step process to ensure you end up with excellent tenants. How long will it take to find a tenant for my property?

Demand for rental properties across the country is currently very strong. Most of us at K Property Group are property investors just like you, so we know what it’s like to have a property vacant. Rest assured, if your property is vacant we’ll do all we can to get it rented as soon as possible.

What do I need to do if my tenant is behind on rent?

The simple answer is nothing – our rent guarantee means that we will continue to pay you rent disbursements regardless of whether a tenant has paid their rent (for up to 4 weeks and on the provision that you have landlord insurance). We’ll work with the tenants in the background to ensure that it won’t be an ongoing issue. If it is likely to become a bigger problem, we’ll let you know.
